Key Pricing Trends

Flooring

Porcelain tiles remain the most commonly specified flooring material for commercial fit-outs. Current market rates for standard 600x600mm porcelain tiles range from AED 45 to AED 120 per square metre (supply only), depending on brand and grade. Premium large-format tiles (1200x600mm and above) command a premium of 30-50% over standard sizes.

Ceiling Systems

Material costs in Abu Dhabi are generally 5-10% higher than in Dubai due to transportation costs and lower supplier density. The Northern Emirates (Sharjah, Ajman, RAK) tend to be 5-15% lower than Dubai for most categories, though the availability of premium materials and specialised installation services may be more limited.
