Sustainability in UAE Construction

The UAE has made significant commitments to sustainability, with Dubai's Green Building Regulations and Abu Dhabi's Estidama Pearl Rating System driving the adoption of environmentally responsible materials and practices in the construction industry.

For interior fit-out projects, this means increasing demand for materials with lower environmental impact, better indoor air quality characteristics, and recyclable or renewable content.

Cost Considerations

Green building materials often carry a price premium of 10-30% over conventional alternatives. However, this premium is narrowing as demand increases and supply chains mature. In some categories, sustainable options are now competitively priced.

Flooring

Recycled-content porcelain tiles are typically priced 10-15% above standard equivalents. Bamboo flooring offers a renewable alternative at AED 70-120/sqm, comparable to mid-range LVT. Cork flooring, another sustainable option, ranges from AED 90-160/sqm.

Paints and Finishes

Low-VOC and zero-VOC paints have become mainstream in the UAE market, with prices now within 5-10% of conventional paints. Most major paint manufacturers offer compliant products across their standard colour ranges.

Insulation and Acoustic Materials

Recycled polyester acoustic panels are increasingly popular as alternatives to mineral fibre, offering similar acoustic performance with better sustainability credentials. Pricing is comparable at AED 80-150/sqm installed.

Life-Cycle Cost Analysis

When evaluating green materials, it is important to consider the full life-cycle cost rather than just the initial purchase price. Materials with longer service life, lower maintenance requirements, or better energy performance may offer better value over the project lifecycle.

Compliance Requirements

Both LEED and Estidama award credits for the use of materials with recycled content, regional sourcing, low emissions, and certified sustainable sourcing. These credits can contribute to achieving a target rating, which may be a project requirement.
